Lincoln Heights, Quincy, MA

MSA worked with Lincoln Property Company, Dallas TX, to obtain city approval for the construction of 17 three story residential apartment units on a 16 acre abandoned quarry in Quincy. The design team met with neighborhood groups, planning board members, city councillors and city officials to review proposed site plans and worked to incorporate their suggestions into the design. Final approvals were granted based on presentation drawings done by MSA. The landscape plan for Lincoln Heights locates the proposed new buildings in the center of the property while maintaining existing vegetation and the vehicular loop road as a buffer between the new complex and the neighborhood. Careful consideration was given to parking distribution in order to minimize the walking distance between spaces and private residences. Plant materials were selected to reflect the natural vegetation in the area. The apartments are stepped down the existing hillside with low garden walls and rocky outcroppings separating units and creating private terraces.

The plan of the pool and clubhouse incorporates an adjacent retention pond into its design to provide a dramatic woodland setting at the entry of the complex.
